Villas & Land for Sale in Canggu, Bali
Canggu is the most liquid property market in Bali, and the most misunderstood. It is where the highest prices are asked, where the most listings turn over, and where the gap between a well-bought asset and an expensive mistake is widest. This page sets out what villas and land actually cost here, what you can legally own as a foreign buyer, and what we check before we quote you a price.
Ten years ago Canggu was rice fields with a surf break. Today it is a fully formed town with international schools, coworking floors, a restaurant scene that draws people from Seminyak, and traffic to match. That maturity is precisely why buyers keep coming: Canggu has the deepest tenant pool, the most established rental management infrastructure, and the shortest resale timelines on the island.
It also has the highest entry price on Bali's west coast, and the least room for error. Land that looked like a bargain often turns out to sit in a zoning band that will not permit what the buyer intended to build.
Canggu is not one place
Buyers arrive asking about "Canggu" and mean five different markets. The differences in price, character and buildability are significant enough that treating them as one area will cost you money.
- Berawa — the commercial heart. Beach clubs, the highest footfall, the highest land prices, and the shortest walk to everything. Strongest short-term rental demand; the least peace.
- Batu Bolong and Echo Beach — the surf-facing strip. Established villa stock, mature streets, and very little undeveloped land left at any price.
- Padang Linjong and Babakan — one street back from the noise. Increasingly where buyers who have already spent time in Canggu choose to buy. Better value per are, similar access.
- Tibubeneng and Padonan — the northern edge, where most current new-build activity sits. Larger plots, lower prices, and a five-to-ten minute ride to the beach.
- Buduk and the Canggu fringe — quieter, more residential, and the entry point for buyers who want Canggu access without Canggu pricing.
When we quote a Canggu price, we tell you which of these five we mean. A figure quoted for "Canggu" without that qualifier is not a figure you can act on.
What you can actually own here
Foreign nationals cannot hold Hak Milik, Indonesia's freehold title. That is not a Canggu rule; it is national law, and no structure changes it. What is available to you:
| Structure | Available to you | Typical term | Suits |
|---|---|---|---|
| Hak Sewa Leasehold | Yes, directly | Commonly 25–30 years, with extension agreed upfront | Personal villas, holiday homes, first purchases |
| Hak Pakai Right to Use | Yes, with a valid KITAS or KITAP | Initial term, extendable under current regulation | Buyers living in Bali long term |
| Hak Guna Bangunan Right to Build, via PT PMA | Yes, through a foreign-investment company | Initial term with statutory extension | Rental businesses, multiple properties |
Most Canggu transactions by foreign buyers are leasehold. That is not a compromise — it is the structure the market is built around, and it is what the majority of the villas you will see advertised are actually offering. When a Canggu listing says "freehold", it almost always means the property is held through a PT PMA on Hak Guna Bangunan, not that you personally hold Hak Milik.
The single most important clause in any Canggu lease is the extension. A 25-year lease with the extension price fixed by formula in the deed is a different asset from a 25-year lease where the extension is "subject to agreement at the time" — and the difference shows up when you try to resell in year fifteen. We read that clause before anything else.
Our guide to the legal purchase process covers the mechanics; the risks guide covers what goes wrong.
What villas cost in Canggu now
These are the ranges across our current Canggu list, in asking prices:
| Structure | Typical range | What that buys |
|---|---|---|
| Leasehold villa | USD 110,000 – 280,000 | 1–3 bedrooms with pool, mostly on 20–25 year remaining terms |
| Freehold (via PT PMA) | USD 420,000 – 1,030,000 | Larger plots, established rental villas, and prime-street positions |
Asking prices on Pellago's current Canggu inventory, updated as listings change. All transactions settle in Indonesian Rupiah; USD figures are indicative and move with the exchange rate.
Where a villa sits in that range depends far less on its finish than on three things: how many years remain on the lease, which of the five Canggus it is in, and whether the building permit matches what was actually built. The third one is where most of the price differences we see are hiding.
What land costs, by zoning colour
Land in Bali is priced per are — one are is 100 square metres. Zoning, not location, is the largest single factor in what a plot is worth, because it decides what you are permitted to build. Berawa is the benchmark for central Canggu; Pererenan and Cemagi are shown for comparison as you move west.
Pink zone — tourism and commercial
| Area | Leasehold, per are per year | Freehold, per are |
|---|---|---|
| Seminyak | IDR 45,000,000 · USD 2,500 | IDR 4.5 billion · USD 250,000 |
| Berawa (Canggu) | IDR 35,000,000 · USD 1,900 | IDR 3.5 billion · USD 195,000 |
| Pererenan | IDR 30,000,000 · USD 1,600 | IDR 2.5 billion · USD 139,000 |
| Cemagi | IDR 20,000,000 · USD 1,100 | IDR 1.2 billion · USD 66,000 |
Orange zone — mixed use and settlement
| Area | Leasehold, per are per year | Freehold, per are |
|---|---|---|
| Seminyak | IDR 35,000,000 · USD 1,900 | IDR 3.5 billion · USD 195,000 |
| Berawa (Canggu) | IDR 28,000,000 · USD 1,500 | IDR 2.8 billion · USD 156,000 |
| Pererenan | IDR 25,000,000 · USD 1,400 | IDR 2 billion · USD 111,000 |
| Cemagi | IDR 18,000,000 · USD 1,000 | IDR 1 billion · USD 55,000 |
Indicative market ranges, not quotations. Individual plots vary with road access, width, drainage and neighbouring use. Prices move; ask us for the current figure on a specific plot.
Worked example. A 5-are plot in central Canggu, pink zone, at IDR 35,000,000 per are per year on a 25-year lease:
5 are × IDR 35,000,000 = IDR 175,000,000 per year
Over 25 years = IDR 4.375 billion, roughly USD 244,000
The equivalent freehold value on that plot would be around IDR 17.5 billion. The lease costs about a quarter of outright value — and buys you 25 years, not perpetuity.
Zoning decides everything
Bali's spatial plan (RTRW and its district-level RDTR) assigns every plot a designation, identified by colour on the zoning map:
- Pink — tourism and commercial. Villas for rental, guesthouses, restaurants. The highest prices and the widest permitted use.
- Orange — mixed use and settlement. Residential building permitted; commercial rental use is more restricted.
- Yellow — residential. Private homes. Commercial rental operation is generally not permitted.
- Green — agricultural. Building is heavily restricted and, in most cases, not permitted at all.
Green-zone land is regularly marketed to foreign buyers at prices that look like a bargain. It is a bargain because you cannot build on it. Every plot we list has been checked against the current zoning map before it reaches you — and if a plot's zoning does not support what you want to do with it, we say so before you see the price.
What we check before quoting a Canggu price
Canggu's speed is its own risk. Properties move quickly, buyers feel pressure to decide, and due diligence gets compressed. The checks that matter most here:
- Certificate and ownership chain — the title at BPN, and whether the person selling has the authority to sell it
- Zoning against intended use — not just what the plot is zoned, but whether that zoning permits what you plan to do
- Building permit versus what stands — in Canggu, additions built without permit amendment are common and become the buyer's problem
- Lease term and extension mechanics — remaining years, and whether the extension price is fixed or open
- Access and road status — whether the access road is public or a neighbour's land
- Setbacks and river boundaries — Canggu has many river-adjacent plots where the buildable area is smaller than the plot
We are a licensed AREBI-LSP brokerage and we are paid on the seller's side, which means our advice costs you nothing and we have no reason to steer you toward one listing over another. If a property does not survive these checks, we tell you.
Who Canggu suits — and who it doesn't
Canggu is right for you if you want the shortest path to rental income, the deepest pool of tenants and buyers, and an area where property management, staff and maintenance services are already mature. It is also the easiest place in Bali to sell when you want to exit.
Canggu is probably wrong for you if you are buying for quiet, for space, or for the version of Bali you saw on a first visit ten years ago. That Bali still exists — in Cemagi, Seseh and further west — at meaningfully lower prices. We would rather point you there than sell you a Canggu villa you regret.

Frequently asked questions
Can foreigners buy a villa in Canggu?
Yes, but not as freehold in your own name. Foreign nationals cannot hold Hak Milik. You can hold a leasehold (Hak Sewa) directly, a right-to-use title (Hak Pakai) if you have a KITAS or KITAP, or a right-to-build title (HGB) through a PT PMA company. Most Canggu purchases by foreign buyers are leasehold.
How much does a villa cost in Canggu?
On our current Canggu list, leasehold villas range from around USD 110,000 to USD 280,000, and freehold-structured properties from about USD 420,000 to over USD 1 million. Price is driven mainly by remaining lease term, which part of Canggu the property sits in, and whether the building permit matches what was built.
How much is land per are in Canggu?
In Berawa, central Canggu, pink-zone land runs around IDR 35,000,000 per are per year on a lease, or roughly IDR 3.5 billion per are freehold. Orange zone is about 20 per cent lower. Prices fall as you move west toward Pererenan and Cemagi.
Is Canggu still a good place to buy in 2026?
Canggu remains Bali's most liquid market — the easiest place to rent out and the easiest to sell. It is also the most expensive on the west coast, and the areas with the most room for price growth are now further west and north. Which matters more depends on whether you are buying for income and exit certainty, or for value.
What is the difference between Berawa and Pererenan?
Berawa is central Canggu — beach clubs, the highest footfall, the strongest short-term rental demand and the highest land prices. Pererenan is roughly 15 per cent cheaper per are, quieter, and developing quickly. Berawa suits rental yield; Pererenan suits buyers with a longer horizon.
Can I build a villa on any land I buy in Canggu?
No. Zoning decides what you may build. Pink and orange zones generally permit villa construction; yellow is residential only; green is agricultural and building is heavily restricted. Canggu also has many river-adjacent plots where setback rules reduce the buildable area below the plot size.
How long is a typical lease in Canggu?
Commonly 25 to 30 years, with an extension term. What matters more than the length is whether the extension price is fixed by a formula written into the deed, or left open to negotiation later. A lease with an open extension is harder to resell.
Do I need a KITAS to buy property in Canggu?
Not for a leasehold — you can sign a lease on a tourist visa. A KITAS or KITAP is required for Hak Pakai. For a PT PMA structure you need the company, not personal residency, though most owners running a rental business hold a KITAS.
