Villas & Land for Sale in Pererenan, Bali
Pererenan is where buyers go when they have already looked at Canggu. It sits directly west, close enough to share Canggu's infrastructure and far enough to have kept its rice fields, its river valley and its evenings. Land here still comes to market — which is no longer true of central Canggu — and it does so at roughly fifteen per cent less per are.
That combination is why Pererenan has been Bali's fastest-changing address for the past three years. It is also why the window on it is narrowing.
The case for Pererenan, stated plainly
Most buyers arrive in Bali with Canggu in mind and leave having bought in Pererenan. The reasoning is usually the same three points:
- Land is still available. Central Canggu has effectively run out of undeveloped plots at any sensible price. Pererenan still has them — river-facing, rice-field-adjacent, and on the main road.
- The price gap is real but not extreme. Around fifteen per cent less per are than Berawa, for a ten-minute difference in access.
- The rental market has caught up. Five years ago a Pererenan villa was a harder rental proposition than a Canggu one. That is no longer the case — the restaurants, the beach club and the school run all arrived.
What you give up is immediacy. Pererenan is not walkable to Berawa's density of options. If your buying decision rests on stepping out of the gate into a functioning town, Canggu is still that place and Pererenan is not.
Where Pererenan actually begins and ends
The boundary matters more here than in most Bali locations, because prices change sharply across it.
- Pererenan beach side — west of the river, running to the black-sand beach and the surf break. The most established villa stock and the highest prices in the area.
- Jalan Pantai Pererenan corridor — the main road spine. Commercial-capable frontage, the strongest zoning, and where most of the new restaurants have landed.
- The rice-field interior — north and east toward Munggu. Larger plots, real views, and the lowest prices in the area. Also where zoning becomes the deciding question.
- The Canggu boundary — the eastern edge, toward Padang Linjong. Listings here are marketed as either Canggu or Pererenan depending on which sounds better to the seller. Check the certificate, not the listing title.
That last point is not a small thing. We regularly see plots on the eastern boundary advertised as Canggu and priced accordingly. The land does not change because the listing does. Ask which desa the certificate names.
What villas cost in Pererenan now
Across our current Pererenan list, in asking prices:
| Structure | Typical range | What that buys |
|---|---|---|
| Leasehold villa | USD 118,000 – 506,000 | From compact 1–2 bedroom units to larger family villas on longer remaining terms |
| Freehold (via PT PMA) | USD 450,000 – 635,000 | Established villas on full plots, mostly rice-field or river positions |
Asking prices on Pellago's current Pererenan inventory, updated as listings change. All transactions settle in Indonesian Rupiah; USD figures are indicative.
The leasehold range here is wider than Canggu's, and that width is informative. It reflects a market still finding its level — the same street can hold a villa priced like Cemagi and one priced like Berawa. That spread is where value is found, and where it is lost.
Land prices, and why they matter more here
In Canggu you are mostly buying built villas. In Pererenan, land is a live option — so the per-are figure is the number to understand. Land in Bali is priced per are; one are is 100 square metres.
Pink zone — tourism and commercial
| Area | Leasehold, per are per year | Freehold, per are |
|---|---|---|
| Berawa (Canggu) | IDR 35,000,000 · USD 1,900 | IDR 3.5 billion · USD 195,000 |
| Pererenan | IDR 30,000,000 · USD 1,600 | IDR 2.5 billion · USD 139,000 |
| Seseh | IDR 22,000,000 · USD 1,200 | IDR 1.8 billion · USD 100,000 |
| Cemagi | IDR 20,000,000 · USD 1,100 | IDR 1.2 billion · USD 66,000 |
Orange zone — mixed use and settlement
| Area | Leasehold, per are per year | Freehold, per are |
|---|---|---|
| Berawa (Canggu) | IDR 28,000,000 · USD 1,500 | IDR 2.8 billion · USD 156,000 |
| Pererenan | IDR 25,000,000 · USD 1,400 | IDR 2 billion · USD 111,000 |
| Seseh | IDR 20,000,000 · USD 1,100 | IDR 1.4 billion · USD 78,000 |
| Cemagi | IDR 18,000,000 · USD 1,000 | IDR 1 billion · USD 55,000 |
Indicative market ranges, not quotations. Road access, plot width, drainage and neighbouring use move individual plots well outside these bands.
Worked example. A 5-are plot in Pererenan, pink zone, at IDR 30,000,000 per are per year on a 25-year lease:
5 are × IDR 30,000,000 = IDR 150,000,000 per year
Over 25 years = IDR 3.75 billion, roughly USD 209,000
The same plot in Berawa would run about IDR 4.375 billion — USD 244,000. That IDR 625 million difference is what ten minutes of driving costs.
The zoning question is sharper in Pererenan
Because Pererenan still has open land, and because much of that open land is working rice field, the proportion of plots sitting in green zone is higher here than in Canggu. Green zone is agricultural: building is heavily restricted and in most cases not permitted.
This is where Pererenan's bargains come from, and where its worst outcomes come from too. A rice-field plot with a view, priced well below the pink-zone table above, is priced that way for a reason that will not be volunteered.
- Pink — tourism and commercial. Villas for rental, guesthouses, restaurants.
- Orange — mixed use and settlement. Residential building permitted; commercial rental more restricted.
- Yellow — residential. Private homes; commercial rental generally not permitted.
- Green — agricultural. Building heavily restricted, usually not permitted.
There is a second Pererenan-specific issue: the river. Plots along the Pererenan river valley carry setback requirements that can remove a meaningful share of the buildable area. A 6-are plot with a river boundary is not a 6-are building site. We measure the buildable area before we discuss the price.

What you can own, as a foreign buyer
The same national rules apply here as everywhere in Indonesia. Foreign nationals cannot hold Hak Milik, and no structure changes that.
| Structure | Available to you | Typical term |
|---|---|---|
| Hak Sewa — Leasehold | Yes, directly | Commonly 25–30 years with extension agreed upfront |
| Hak Pakai — Right to Use | Yes, with KITAS or KITAP | Initial term, extendable |
| HGB — via PT PMA | Yes, through a foreign-investment company | Initial term with statutory extension |
We do not arrange nominee structures. Indonesian law does not recognise them, and in any dispute the nominee is the legal owner. The legal risks guide sets out what that means in practice.
Pererenan against its neighbours
| Canggu | Pererenan | Cemagi / Seseh | |
|---|---|---|---|
| Land per are, pink | IDR 35m/yr | IDR 30m/yr | IDR 20–22m/yr |
| Open land available | Very little | Yes | Plenty |
| Rental demand | Deepest on the coast | Established and growing | Still thin |
| Resale speed | Fastest | Good | Slower |
| Suits | Income and exit certainty | Balance of both | Longer horizons |

Who Pererenan is right for
It suits you if you want to build rather than buy finished, you value evenings that are quiet, and you are comfortable with an area that is still forming rather than fully formed. It also suits buyers who have decided Canggu is too expensive for what it now offers.
It is probably wrong for you if you need rental income from month one and cannot wait out a construction period, or if your requirement is walkability to a dense town centre. In both cases Canggu answers better, and we would say so.
Frequently asked questions
Where is Pererenan and how far is it from Canggu?
Pererenan sits directly west of Canggu, separated by the Pererenan river. Berawa in central Canggu is roughly ten minutes by scooter, longer in traffic. It shares Canggu's schools, coworking and beach clubs without sharing its density.
How much does a villa cost in Pererenan?
On our current list, leasehold villas run from about USD 118,000 to USD 506,000, and freehold-structured properties from around USD 450,000 to USD 635,000. The spread is wide because the market is still finding its level.
How much is land per are in Pererenan?
Pink-zone land runs around IDR 30,000,000 per are per year on a lease, or about IDR 2.5 billion per are freehold. Orange zone is roughly IDR 25,000,000 per are per year. That is about fifteen per cent below Berawa.
Is Pererenan better than Canggu for investment?
They answer different questions. Canggu has the deepest rental demand and the fastest resale; Pererenan has available land, lower entry prices and more room for the area itself to appreciate. Canggu suits income certainty, Pererenan suits a longer horizon.
Can I build a villa on rice-field land in Pererenan?
Usually not. Working rice field is generally green zone, where building is heavily restricted. Rice-field plots priced well below the market are almost always priced that way because of zoning. Always verify the designation against the current RDTR before committing.
What is the river setback in Pererenan?
Plots bordering the Pererenan river valley carry a setback that reduces the buildable area, sometimes substantially. The plot size on the certificate is not the building area. We measure the usable footprint before discussing price.
Is Pererenan still growing, or have I missed it?
Land is still coming to market here, which is the clearest signal that the area has not closed. What has changed is the price — Pererenan is no longer the discount option it was in 2020. The larger remaining gaps are further west, in Seseh and Cemagi.
Can foreigners buy property in Pererenan?
Yes, under the same national rules as the rest of Indonesia: leasehold directly, Hak Pakai with a KITAS or KITAP, or HGB through a PT PMA. Freehold in your own name is not available to foreign nationals anywhere in Indonesia.
